How pricing works.
Hourly for repair lists and anything that needs investigation, with a minimum set by distance: two hours around Bailey and Conifer, longer for Evergreen and the Front Range.
Fixed quotes for work that can be clearly defined — a deck refinish, a built-in, a door install. You know the number before we start.
Materials at cost plus a stated handling fee, itemized on the invoice.
Changes are written up and approved before the work continues. Always.
Licensed work
Colorado licenses electrical and plumbing work at the state level. We coordinate that work with licensed partners and pull permits where they're required.

- Written scope on every job over two hours — what's included, what isn't, what we're assuming.
- No surprise invoices. If scope grows, you approve it before the work continues.
- Honest about limits. Licensed electrical and plumbing are done by licensed partners. If a job isn't a fit, we'll tell you and point you to someone good.
- Photos of everything — before, during and after.
- Leave it cleaner than we found it.
- Only real work in the journal. No stock photos of someone else's craftsmanship.

Is there a minimum?
Yes — a two-hour minimum in the Bailey / Conifer area, and longer minimums for Evergreen and the Front Range to cover drive time. The best value is bundling several small jobs into one visit.
How do you price?
Hourly for repair lists and anything that needs discovery. Fixed quotes for work that can be clearly defined, like a deck refinish or a built-in. Materials are billed at cost plus a stated handling fee — always shown on the quote.
Do you do electrical and plumbing?
In Colorado, electrical and plumbing work is state-licensed. We coordinate it with licensed partners and handle everything around it. We don't do licensed work we aren't licensed for.
Where do you work?
Home base is Bailey. We work Pine, Conifer, Aspen Park, Evergreen and the surrounding mountain communities regularly, and take larger jobs in the Denver metro and Front Range.
Who actually shows up?
Tommy Hoffmann, who founded Habitask and still runs every job. The person who quotes the work is the person who does it, and the person answerable for it.
Do you take very small jobs?
Yes, as part of a visit. If it's a single five-minute fix, we'll suggest bundling it with other items so the minimum is worth your money.
Are you insured?
Proof of general liability insurance is available on request, and a certificate can be provided to hosts and property managers.
