Short-term rental & lodge maintenance

Someone local you trust, on the property when you can't be.

Scheduled maintenance, photo reports and priority repairs for cabins, short-term rentals and lodges around Bailey, Pine and Conifer — for owners in Denver, out of state, or simply busy.

What hosts get

The same care plan, on a guest's clock.

Hosts don't need a different service. They need the regular one to move faster, document more, and never leave a guest looking at a broken thing. That's what the plans do.

Between guests, not during

Visits are scheduled around your calendar, and small fixes happen on the visit instead of becoming a work order.

A report you can forward

Photos after every visit — straight to your cleaner, your co-host or your property manager. Everyone sees the same thing.

Someone to call at 7am

Monthly Care and Property Care carry a priority response window, so a broken water heater isn't your problem to solve from Denver.

Most single rentals land on Monthly Care. Lodges, retreats and 3+ units run on Property Care.

Every visit

What gets checked, every time.

A consistent checklist, documented with photos, so you know the state of your property without driving up the hill.

  • Smoke and CO detectors tested
  • Water heater and visible plumbing checked for leaks
  • Pipe-freeze and heat-tape check (winter)
  • Doors, locks, and hardware working
  • Deck, stair, and railing safety walk
  • Gutters, downspouts, and drainage
  • Exterior lighting and address visibility
Park County hosts

The new STR rules, from the maintenance side.

Park County's updated short-term rental ordinance took effect in July 2026. Among other things, hosts need a snow removal plan with a contact, a trash plan, floor plans showing smoke and CO detector locations, and a responsible agent — and some properties need an inspection at renewal.

A maintenance partner can't file your license, but can make sure the physical side is right: detectors tested and documented, safety items addressed before an inspection, and a reliable local contact for snow and maintenance.

Always confirm current requirements with Park County's STR office.

FAQ

Host questions.

Do you do cleaning or turnovers?

No — we work alongside your cleaner. Cleaners often spot problems first, and our photo reports keep everyone on the same page.

What if something breaks mid-stay?

Monthly Care and Property Care members get a priority response window, agreed in writing. Anything outside our scope — licensed electrical or plumbing, appliance repair — is coordinated with trusted partners.

Can you help with Park County STR requirements?

We keep the physical side current — smoke and CO detectors tested and documented, egress and safety items checked, and a reliable snow and maintenance contact for your plans. Licensing and filings stay with you and the county.

What does it cost?

Plans start at a flat quarterly or monthly fee with visit time included; repairs are billed at a member rate. The walkthrough is free for hosts and lodges, and we'll recommend the tier that actually fits the property.

Do I have to sign a long contract?

Plans run annually with 30 days' notice to cancel. If it's not working, you shouldn't be stuck.
